Acquisition and Financing

We represent both businesses and individuals in all aspects of the acquisition, financing, and refinancing of real estate, including 1031 exchanges.

   

Zoning and Land Use

We counsel our clients on matters related to zoning, rezoning, conditional use permits, and other land use issues and, where needed, seek variances and other relief from planning commissions, boards of zoning appeal, and other local governing bodies. 

  

Commercial Leases

We regularly represent both landlords and tenants with the negotiation and drafting of commercial leases of all types, focusing on both the financial and legal provisions of leases.

   

Landlord/Tenant Disputes

We represent several prominent multi-family property managers, which representation includes the filing of hundreds of unlawful detainer lawsuits every month.  We have extensive experience not only in this high-volume practice, but also, in handling, litigating, and resolving all sorts of residential and commercial lease disputes.

   

Real Estate Litigation

We handle a wide variety of disputes arising from the ownership, leasing, and development of real estate.  Our broad transactional experience allows us to more effectively litigate and devise practical solutions to real estate disputes.  We have experience litigating contract, landlord/tenant, construction, mechanic’s lien, title, foreclosure, eminent domain, easement, and other real estate disputes.

   

Commercial and Residential Condominium Law

We have expertise in both commercial and residential condominium law in Virginia, having formed residential, mixed-use, and commercial condominiums, including pre-construction condominiums of cubic air space.  We have represented condominium unit owners and owners’ associations to amend declarations and bylaws to make them more workable.  We recognize that condominiums often have unique issues to be addressed in the declarations and bylaws and focus on preparing documents that function as expected by the client.   

   

Eminent Domain

We are experienced in litigating eminent domain (also called “condemnation”) cases.  When a client’s property is taken through the eminent domain process, it is our goal for our client to receive the full just compensation for the taking to which the client is entitled.
